The rooms are small with noisy AC/heating units, and the bathrooms are miniscule. WARNING: As of March/April 2007 there is construction right across the park, so be forewarned - without earplugs you will be up at 7 every day because of the heavy equipment. It sounded like they were chipping concrete or knocking away at something when I was there.

We read the reviews & were a little worried. What a waste of time! Yes, the bathrooms were small-we had 5 ladies with ages ranging from 40-63 and we had no problems what so ever. The beds were great. The whole entire staff was gracious and very accomodating. Whatever we asked was answered and whatever we needed was recieved. The hotel is very beautiful in an old elegant, graceful way. The location is perfect. We walked everywhere & was right in the middle of it all. We all will go back & stay here again!

This hotel is located in the historical district - it is older, but beautifully maintained and very clean! Our room was wonderful, great view and 2 bathrooms!

The Francis Marion was everything we were expecting- a hotel with more class than the typical HoJo's that still fit our budget. Our room was smaller than a traditional hotel room but the comfort of the bed and classy romantic decor more than made up for it...not to mention the AMAZING view of Marion Square that took my breath away! It's PERFECTLY located too. I highly reccomend vacationing in Charleston and staying at the Francis Marion- the rooms are the epitome of comfort, the staff is friendly and helpful, and we were very pleased with our stay!!!!

Great Folks - Actual Hotel Needs Work - posted on 08/18/2006

The staff was very helpful and courteous. But, we had 2 big problems with the actual hotel. It should be noted that "wireless internet" does not mean free; you're not told until you're there with your laptop that there is a DAILY fee to access the internet. The other issue was that the bathroom didn't have an exhaust fan, making the whole room damp when a shower was taken, very uncomfortable. Be prepared to wait for the elevator; there is no mini-frig in the rooms, so bring a cooler for drinks or pay $1 for a can of coke. We had a deluxe room, very roomy with a separate sitting area.

My husband and I loved this hotel. The service was outstanding and the atmosphere was so charming. Location is great, it is walking distance to all the sights in the historical area of Charleston. Great place to stay at a very reasonable price. We will stay here the next time we visit Charleston.

We spent two nights at the Francis Marion and were well-pleased. Our room was spacious and quite comfortable. We enjoyed the ambiance of an older hotel. Location was great. The only nuisance was the room air conditioner being a tad bit loud.

I grew up in Charleston, and always loved the location of the Francis Marion. Walking distance to everything without being in the heart of the bars of Market. It has the true charleston careless spirit and a beautiful view of the rivers from almost anyroom.

The room was small and not up to luxury standards. The noise was terrible. The air conditioner did not work in the first or second room that we stayed in. The room should have been cleaner and the bathroom was totally unacceptable. I cannot recommend this hotel to anyone.

Loved the feel of the place. Kept the historic feel. Loved the old maildrop by the elevator. Lobby was beautiful. Excellent service. Good location-but a fair amount of walking to market area.

Staying in a historic place while visiting a historic city was perfect. We found the service friendly and attentive, the room was cozy and the bed was quality comfort. Everything was very clean and well maintained and everything worked in our room. We loved the location of the Francis Marion. We parked the car for the entire weekend and were able to walk to all of our sightseeing, dining, shopping and museum destinations I would highly recommend the Francis Marion to anyone looking for a quality, comfortable and centrally located place to stay while visiting Charleston, SC.

Room was very small, could hardly walk between bed and TV. Bathroom extremely small, especially for more than one person. Great location for historical purposes.

Best nights sleep I have ever had at any Hotel, restrooms very small, but the views made up for it. Parking was great, with very little cost. A must stay!

A Grand Hotel with excellent service to match. Went with family for a wedding at the Francis Marion. Enjoyed meeting other guests in the gorgeous lobby. Staff gave free upgrade to Jr. suite with fold-out to accomodate our toddler. Service was always attentive and cheerful.

The exterior of the hotel was impressive and the lobby just beautiful. The room was extremely small and held one queen bed (requested king of 2 beds). Bathroom extremely small. Pillows were worn out and extremely uncomfortable. Linens were tired, and blanket looked like it had been through a war zone. We were very disappointed in the room and its condition, particularly given the room rate. Would not stay there again and I love historic hotels. I am originally from Newport RI and have worked in the hotel industry for years. This hotel is far overrated from what I am used to.

Did not feel the hotel clerks were very informative about the local attractions, transportation, etc. We were mislead on the trolley transportation and info was not very forthcoming.

This hotel was absolutely fantastic. We were on vacation; it was centrally located. We walked everywhere and returned to the hotel to cool off or sleep!The parking was convenient. The room and the bed were a dream come true. It was worth every penny.

Walked into lobby to check in, very impressed. Lobby was gorgeous. The room was a decent size, bathroom was very small. Wallpaper coming down throughout the room & bath. Fair amount of mildew in shower & bathroom floors were dirty. Carpet felt damp to me most of our stay. The beds were very comfortable. My husband said he had one of the best nights sleep ever.

This is a fine old hotel...I needed to be by the college and I was there...the cleanliness...customer service were truly impecable.
