Arrived after midnite, the night manager and bellman were upbeat, bright, friendly, helpful. For the next 2 days every staff member we encountered was GREAT! Super clean hotel, very Continental in flavor, nice breakfast, great location. 5 1/2 stars.

PROS: Exceptionally clean hotel; very comfy bed and linens; charming antique elevator!! CONS: no plain coffee available except at breakfast, and they ran out of food & coffee before serving time expired. Window AC unit was somewhat noisy, but provided adequate cooling in hot August. Upgrading to larger room was expensive.

This is a quaint & pretty hotel. We stayed in a premiere room. The linens were beautiful - brand new plasma tv. Beautiful linens. Nice continental breakfast - fresh. Coffee & tea 24 hours. Service oriented for guests. We loved it!

I was pleasantly suprised to find the hotel had been renovated beautifully. It is quaint and intimate, a great place when you're trying to get away. The European Breakfast was delicious and staff extremely helpful. Will definately stay here again on my next NY visit.

This is a lovely little hotel on the upper east side. It instantly reminded me of the quaint hotels in Paris. The rooms are small but comfortable, and delightfully decorated. The bedding and towels were nice, not skimpy. Within walking distance of so many attractions. Continental breakfast was nice. The staff was pleasant and helpful. Only minus was the in-window air conditioner unit, which was two feet from the head of the bed and very noisy. We will visit again when the weather is cooler.

While my room was small,as a single traveller it met all my needs. Nice quality linens, comfy bed, working AC made the room quite pleasant. The staff is very pleasant and helpful. The best part, though, is its location near the Met, Guggenheim, Whitney, Cooper Hewitt.

Quiet, clean, well staffed, small but cozy place. Good breakfast, subway stop around the corner. Small but good plasma screen tv. Will stay again. Just as adverstised.

The Franklin is a charming historic hotel in a lovely neighborhood with great staff to make your stay a pleasant one. The rooms are all singles - with Queen or Full beds...not a King in the place. Small, yet first class breakfast, evening wine/cheese, and close to a great Italian restaurant. I will stay here again. Perfect for single travelers.

The staff was extremely nice. After feeling lucky to get a room on the first floor, we quickly realized you could hear EVERYTHING, so we asked to be moved. Rooms were very small, but at least quieter on the upper floors.

I've been staying at the Franklin for several years, and it is just as much a pleasure now as it first was eight years ago. The staff is warm and friendly, and the beds are probably the most comfortable in New York. The Franklin is quentessential New York and I strongly recommend it.

Great boutique hotel! The atmosphere of the hotel is fantastic. Size of rooms could have been clearer in description as our room was pretty small. Beyond that - we had a great stay!

My 8 year old son and I recently visited New York. The Franklin was a perfect place for us to crash each night. The staff was beyond helpful in pointing us in the right direction with detailed subway information. The room itself, while small and lacking the "resort" ammenities my son was use to, was clean, cool, and very comfortable. We were able to walk to Central Park, the Met and Guggenheim. Variety of restaurants nearby, too. I would definitely plan to stay at the Franklin again.

Clean and cozy. Incredibly friendly and attentive staff. Steps from the subway. Steps from the museum mile and central park. A uptown experience on a downtown budget.

I wanted something close to the Met. Wow. What a great little hotel, and a very helpful friendly staff! Wish the bed had been a bit larger, but all in all, this was a great find.

The classic room should be called the mini me room. Do not take a large suitcase it may not fit in the room. However, the staff is great and moved us to a upgraded room,which was very nice. Very nice bedding,comfortable bed,very clean and quiet. The management will not match rates as promised,but would stay there again.For a few bucks more check out the Surrey hotel on 76th & Madison. It is very European in style and feel. The location is perfect.

Great location on the upper East side. Staff exceptionally helpful and friendly. Rooms are small but very clean and comfortable. Wireless internet accessible throughout the hotel. Nice European style b'fast in AM with NY Times and USA Today.

PROS: Larger room is adequate for 2 adults. Good shampoo and hair dryer provided. EXCEPTIONALLY CLEAN PLACE. Close to subway & bus. Unique antique elevator!! The place is small, but a good value. CONS: no coffee available on site except in AM; ran out of food & coffee well before end of serving time, so get there early.Needs soap dish in bathroom;sinktop gets quite messy. While bed & linens very soft and comfy, bottom sheet is unfitted & easily gets crumpled up. Older bldg so no central AC, and window unit somewhat loud but sufficient (it was 95+ degrees outside during our August stay!).

Old world charm in a great locale, the Franklin Hotel had great service, lovely continental breakfast, and comfortable bed. My tiny room-for-one used space well.
