Nice hotel. From the reviews we thought hotel is closer to falls. Still quite a walk, unless take cable car ride ($1.75/person) down hill, THEN it's a short walk. When booking, requested room on higher floor for view. Wanted to put us on 3rd floor, didn't want that. So gave us discount on 2 floor suite on 14th floor. Nice! We traveled with our 2 young children. Only complaint not much room service menu. Don't serve room service until 11am, if you want breakfast in room earlier then that, you couldn't. Anyway, will stay again even though it's quite a walk to Clifton Hills.

Great place for the price and view! Great for the value traveler, young people, and students who just wants a comfortable place to rest their head and be able to AFFORD a NICE trip to Niagara Falls Canada. I recommend staying for a long weekend here and taking 1 day to drive up to Toronto!

taking a shower water burns hot for no reason than ice cold at same time empty beer bottles under the bed bath room floor same dirt in same place all week

Horrible experience! Overpriced for the crappy rooms - got a room that smelt like cigarettes/cigars. Dirty. Staff were incredibly inconsiderate and didn't do anything to help us. Not worth it - pay the extra $ to stay elsewhere!

Really liked the separate sleeping area with its own tv in the Fallsview room for the kids. Gave a little privacy. Had a nice room on the 18th floor with a beautiful view of both falls. Staff was most helpful. Definitely would stay there again.

This is the second time I've visited Niagara Falls. For what I paid, I should have got a better room with a better view. There isn't even broadband internet access! The view wasn't worth the price. The room was old and needed renovation.

There was FREEZING COLD air leaking into the room from the windows. There was a horrible smell of cigars, cigs, and more! Our room needed to be stink bombed and still stunk! A block of ice fell from the building and distroyed our car in which we had to pay for cause the hotel would not! There was no manager on staff and the receptionist and janitor blamed us! Horrible Expereince...will never stay there again!

the view is the best but the service stinks. Only 3 towels in room - I called for more, never got them. the maid didn't show up until after 4, at which time we needed to get ready for dinner. We asked again for towels only then had to sign that we didn't want maid service! No washcloths provided, no note paper no pencils. Staff somewhat polite but didn't follow thru on ANYTHING. Applebee's is expensive and very mediocre.

Myself and my friend stayed for an overnight in the Falls. Easy check-in. Polite Staff. Rooms were a great size, and very clean. We got a Fallside view - but the view was great! We thought we would literally only get a little bit of the falls - but it was a great view - Fallside is still fine! Only close restaurant is Applebees, but the others aren't far though. Small tourist shop downstairs was open late - that was convenient as well. Overall, great time had,would come again, and recommend to others! Great rate as well - seemed like a hidden treasure!

I had asked for a family suite only availably was in the motel section. disappointed. No heat no glasses, no bedding. Up to date I am still injured from using the tredmill closest to the window. I could not control the speed. horrible. I injured my right hand. I had a very horrible experience. our stay was very disappointing..I only hope that no-one else experience what We experienced while at the Oakes Inn. I was prepared to pay more for an upgrade but I was told that there was nothing else available

You won't be disappointed at the Oakes. The hotel is beautiful and well kept, and the staff is wonderful. Restaurants, the Casino, and Niagara Falls are a short walk. We stayed on the falls side overlooking the Canadian and American falls and some of the city. The only problem was parking. The lot is small; we had to walk around the other side of the building to get in which wasn't very pleasant in winter. All in all, we had a magnificent stay and would recommend it to anyone wanting a spectacular Niagara experience at a low price.

I stayed here only for one night, and was pleasantly surprised with the hotel, it's right in front of the falls, next to the Casino, and near a lot of restaurants. It's very clean and cozy. The staff was very friendly. I really reccomend it.

We were very surprised to see that The Oakes has now been almost swallowed up by other larger hotels over the last 12 years. The Applebees diner joining was a big let down, boasting all day breakfasts but failing to get the basics on ours right even after 3 tries, we did not pay a thing. Better welcome and better kitchen staff at Applebees would have made all the difference. Disapointed, yes. But could be tempted back.

We stayed just one night and did not utilize the pool, but we couldn't be happier. I was worrid about the reviews I read, but can honestly say, this place was outstanding and exceeded our expectations. Beautiful room on 6th floor - no complaints at all. We walked just over a mile and saw everything! No breakfast room service, but plenty of nearby restaurants. Will return.

Manager was rude. We weren't given the discount we were told we would get, when we made the reservation. Rooms were extremely dirty; including fecies in the toilet, dirt on the bathroom floor, hair in the bathtub, and a dirty cup on the floor next to the bed so say just a few. Beautiful view on the 8th floor and housekeeping was very niced about recleaning our room, but overall we were very disappointed. We will not return or recommend.

We checked into the hotel and proceeded to see the sights. When we returned to the room around 9:30pm, we found our room hot and humid. We called front desk and was told maintenace had all gone home and could not help us. We had a terrible nights' sleep. The next morning we were moved to another room where we had a much better nights' sleep. When we went to check out, I was unhappy to see that the hotel did not give me a discount for our sleepless night, only a discounted parking fee. I left the hotel very angry and frustrated at the lack of good customer service.I felt that the staff could care less.

The hotel was nice and the staff was exceptionally pleasant. I have never been anywhere where the people were so nice. There is an Applebees attached to the hotel that good. We just went in for appetizers about 11 PM and still got very good service. Our room was only on the second floor so we couldn't see anything but cars from the parking lot it was ok because you are walking distance to a beautiful park behind the hotel where you can view the falls. The bad side was the Bathroom(too small) and needs to be remodeled.

Was very pleased with the hotel. had room on 7th. floor with an outstanding view of the horseshoe falls, this is a wonderful place for the whole family to stay and very well located. will stay here from now on. I can't say enough about the hotel it was GREAT!!!

We spent one night at the Oakes and had nothing but a pleasant experience. We had a great view of both falls and an awesome jacuzzi in the bathroom. Will go back!
